White Rock is not part of Surrey. It is a small, separate city on Semiahmoo Bay, known for its pier, promenade and beach. South Surrey is the part of the City of Surrey that wraps around White Rock to the north, east and west.

The confusion comes from mailing addresses. Some homes in South Surrey neighbourhoods, such as Morgan Creek, use a White Rock mailing address even though they are in the City of Surrey. If walkability, views and a smaller-city feel matter most, White Rock may suit you. If you want more space, newer homes or a wider choice of neighbourhoods, South Surrey may be the better fit.

Getting around from each side

White Rock is small enough that many residents walk to shops, the beach and the town centre. Driving out to Highway 99, the border or the rest of Metro Vancouver means passing through South Surrey, which is only minutes away.

South Surrey covers a much larger area, so travel times depend on where you live. Grandview Heights and the neighbourhoods near Highway 99 are convenient for commuting, while Crescent Beach and Ocean Park feel more tucked away. Both sides share access to the Peace Arch border crossing and the beaches along Semiahmoo Bay.

If you commute, try the drive at rush hour before you buy. It is the simplest way to see how each location fits your routine.

Schools and community services

Children in both White Rock and South Surrey attend schools in the Surrey School District, so the city line does not change which district your children are in. Catchment boundaries still matter, so check the school catchment for any specific address on the district's website.

Parks, recreation centres and libraries are run by each city, but residents use facilities on both sides. Many families move between the two without noticing the boundary at all.
