Vancouver condos our team has sold

We have listed two Vancouver condos, both sold. One is unit 3906 at 1408 Strathmore Mews Street in Yaletown, a one bedroom with a den, on a high floor with views toward English Bay and the city. The other is unit 807 at 1199 Seymour Street, a two bedroom, two bath Downtown home with floor-to-ceiling windows.

Buying a condo is buying into a building. Before you commit, review the strata bylaws, the Form B information certificate, recent meeting minutes and any depreciation report. These documents show what the fees cover and what work may be coming.

We go through them with you in plain language. If a document raises a question, we ask it before you remove your conditions. A beautiful suite in a troubled building is not a good buy, and we would rather tell you early.

Strata fees, special levies and the contingency reserve fund all tell a story. Ask when the roof, windows, elevators and pipes were last updated, and whether any repairs are planned. We will help you find those answers in the documents.

Selling a Vancouver condo

Buyers look closely at the building, so we help you gather documents early and tell the story of your suite. The views, the layout and the amenities lead. Our Yaletown listing, for example, stood out for its high floor and den.

We compare your suite with similar sales in your building and nearby, set a price with you and handle offers. You will always know what we think and why.
