Homes we have sold in Abbotsford

Our Abbotsford sales cover very different homes. In Aberdeen we sold a custom two-storey home with a basement, eight bedrooms and two basement suites to help with the mortgage. In Poplar, near Huntingdon, we sold a well-kept home with a detached garage and shop. In Abbotsford East we sold a craftsman-built custom home with views across the valley to Mount Baker.

Some of our sales were about the land as much as the house. At 2494 Alderview Street in Central Abbotsford the lot was over 20,000 square feet with room to subdivide. At 32203 Pineview Avenue in Abbotsford West we marketed the property to builders and developers and ran a competing-offers deadline. We also sold a five-bedroom basement-entry home at 33890 Marshall Road.

Selling an Abbotsford home with us

We start with your home, not a template. We visit, look at recent comparable sales nearby, and show you each one before we suggest a price. In Abbotsford, lot size, suites, views and outbuildings can move the value a long way, so we take time to get those right.

Then we plan the launch: repairs worth doing, photography, a listing that answers buyers' real questions, and the right date to go live. If your home could attract builders, investors and families, we market it to all three. When offers arrive, we take you through each one, including subjects, deposits and dates, so you can choose with confidence.

When there is real interest from several buyers, we may suggest an offer date. We did that at Pineview Avenue, and we will explain the trade-offs before you decide.

Buying in Abbotsford

Buyers come to Abbotsford for space: bigger lots, suites, shops and room for family. We help you check that the space is usable. That means looking at zoning, whether a suite is permitted, whether land is in the Agricultural Land Reserve, and how a lot could be used later.

We send matching listings as they appear, view homes with you and help you write a clean offer. For strata homes we review the documents with you. For homes on larger lots we look at access, services and anything that affects your plans before subjects come off.

Builders and investors

Two of our Abbotsford sales were marketed to builders, and we know what that buyer looks for: lot dimensions, frontage, services, the city's plans for the area and a realistic timeline. If you own a property with development potential, we gather those facts before listing so buyers can move quickly.

If you are buying to invest, we help you compare homes with suites, multi-family options and land, and we can bring in our commercial team for larger purchases.

How we keep you informed

Selling or buying from a distance is easier when you always know where things stand. After every showing we pass on what buyers said. When an offer arrives we call you the same day and go through it with you. For buyers, we send matching homes as soon as they are listed and tell you plainly when we think a home is overpriced or has a problem worth checking.

You will deal with the same people from the first call to completion day, and we will come to Abbotsford whenever a visit, a showing or a signing needs us there.

Commercial property is a separate conversation

This page is about homes. For offices, retail, industrial property or a business in Abbotsford, our commercial team handles the deal, and our Abbotsford commercial property page explains how we work there, including the office space we are leasing at 2306 McCallum Road in the medical corridor.

Many of our clients do both. A business owner may sell the family home and buy the building their company uses, and having one team for both keeps the timing simple.

From the Fraser Valley to the coast

Our clients often move between Abbotsford, Langley, Chilliwack and Surrey. Because we work across all of them, we can help you compare areas honestly and plan a sale in one city with a purchase in another. Our Abbotsford real estate guide covers the neighbourhoods themselves in more depth.

Before you hire any realtor, ask which nearby homes they have sold, how they set their price and how often you will hear from them. We are happy to answer those on a first call.
