Decide why you're buying
A home you might live in, a rental, a commercial space for your own business and a development project are all different. Each needs its own research and its own exit plan. Know your available equity, the cash flow you need and how much time you have to manage it.
Count real income and costs
Check leases, operating costs, upkeep and financing terms. Allow for vacancies, surprise repairs and closing costs when you run the numbers with your advisers. Back up any advertised return or future rent estimate.
Keep your exit in sight
Think about how tenants, condition, permitted use and demand could affect a future sale. Talk to qualified professionals about tax and legal duties. The property should make sense under a realistic plan, not only if prices keep rising.
