A local team, not a call centre
When you call us about a South Surrey home, you speak with someone who works in these neighbourhoods all the time. Our office sits at #306 - 1493 Foster St in White Rock, so a showing in Morgan Creek, a listing appointment in Elgin or a coffee near Semiahmoo is a short trip, not a half-day outing.
Partners Jas Oberoi and Maria Hussain lead the team. Jas started in Canada as a new immigrant working in restaurants, moved into business and then built the commercial side of the team. Maria works with buyers, sellers and investors in English, Urdu/Hindi and Dari/Farsi. Behind them is a group of realtors who split the work by type of deal, so a townhome sale and an office purchase each get someone who does that work every day.
Homes our team has sold here
Our recent South Surrey and White Rock work covers a wide spread of homes. In White Rock we sold 1072 Habgood Street, a new seven-bedroom home with open ocean views, and 972 Kent Street, a lot sold to a builder with house plans already submitted to the city. In Morgan Creek we sold a custom home at 16175 36A Avenue on Canterbury Lane.
In Grandview Heights we have sold several townhomes, including units at FREESTYLE on 25 Avenue, at 2825 159 Street near the South Ridge Club and at KALLISTO on 156 Street. In Elgin we sold a half-acre lot on King George Boulevard to a buyer planning a new home, and we are currently marketing a custom home of more than 7,100 square feet at 2376 129a Street near Crescent Beach.
That range matters when you hire an agent. Selling a family townhome, a view home and a builder lot are three different jobs, with different buyers and different questions to answer before the first showing.
Selling with us in South Surrey
We start by walking through your home with you and pulling the recent sales that actually compare: same complex or street, similar lot, similar condition. You see the numbers we see, and we agree on a price you are comfortable defending, not one picked to win the listing.
Then we plan the launch. That covers what to fix and what to leave, photography timed for good light, a description that tells buyers what makes the home different, and the date it goes live on MLS. After every showing we pass on what buyers said, and we talk through each offer line by line, including subjects, deposit and dates, so you can compare offers on more than price.
If you are selling a lot or an older home on a large property, we look at what a builder could do with it first, because that often decides who the buyer is.
Buying with us in South Surrey and White Rock
Buyers usually come to us with a shortlist of areas and a budget, and a long list of questions about strata rules, school catchments, suites and future building on the street. We answer those before you write an offer, not after.
For a townhome we read the strata minutes, bylaws and depreciation report with you and flag anything about rentals, pets, special levies or upcoming repairs. For a house we check the lot, the zoning and any permits that matter to your plans. When a home is likely to draw several offers, we help you decide your price and terms in advance so you are not making that call at midnight.
Moving within the Semiahmoo Peninsula
Many of our clients are already local. They are trading a townhome for a house, moving closer to the beach, or downsizing from a family home into something with less upkeep. When you buy and sell at once, timing is the hard part, so we plan both sides together and line up completion dates before you commit.
If you are moving here from Vancouver, the Tri-Cities or overseas, we spend more time on the basics: how South Surrey and White Rock differ, how the neighbourhoods feel day to day, and what you get for your budget in each. Our guide to White Rock and South Surrey real estate covers the areas themselves; this page is about working with us.
Homes, investments and business property
Because the team also handles commercial work, we can help with more than a home. We have listed office space at 2626 Croydon Drive in Grandview and sold an office and retail unit at 1336 Johnston Road in White Rock. Clients who own a business, hold rental properties or want to buy their own building can keep everything with one team.
That also helps when your plans change. A seller may later want a rental condo, a business owner may want to stop leasing, and an investor may move from a house with a suite to a small commercial building. We already know your goals and your timing.
Questions to ask any realtor you interview
Ask which homes like yours they have sold nearby, how they will price and market yours, who you will deal with day to day and how often you will hear from them. Ask to see the comparable sales behind their price. We are happy to answer all of these on a first call, and we have written a longer list of questions in our guide to choosing a realtor in Surrey.
