What we have done in Langley

Willoughby has been the busiest part of Langley for us. We have sold townhomes at Yorkson Creek on 84 Avenue, at the Brooks on 70 Avenue, at 8508 204 Street and at Lattice in Milner Heights, plus a new custom house at 20528 76 Avenue with a legal two-bedroom suite.

Further east, we sold both halves of a renovated duplex at 3135 and 3137 267A Street in Aldergrove, a family home on a cul-de-sac at 27214 27A Avenue, and a rancher on 0.90 acres at 5317 264 Street, just off Highway 1, zoned RU-3. In Salmon River we sold a five-bedroom estate home with mountain views. We are also marketing 2.55 acres at 2185 200 Street, inside the Fernridge neighbourhood plan in Brookswood.

Each of those needed a different plan. A Willoughby townhome sells to first-time buyers and young families; a rancher on acreage near the highway can draw home-based businesses; a development site sells to builders who want to see the planning picture first.

How we sell a Langley home

Our first visit is about your home and your plans. We look at what sold nearby in the last few months, compare finishes, lot size and age honestly, and show you the sales behind our price. If there is a reason to wait or to fix something first, we say so.

When you are ready, we prepare the home, book photography and write a listing that answers the questions Langley buyers ask: which school catchment, how close to the highway or the future SkyTrain, whether the suite is legal, and what the strata allows. During the sale we report back after showings and walk you through each offer, including subjects and dates.

For duplexes, homes with suites and properties with land, we also explain what a buyer could do with the property, because that often widens the pool of buyers.

How we help Langley buyers

Langley is two municipalities, the City and the Township, and many buyers do not realise it until they look at permits or taxes. We sort out which applies to each home you like and what that means for you.

For a townhome, we review the strata documents with you, including bylaws on rentals and pets and any planned repairs. For a house, we look at the lot, suites, zoning and anything that affects your plans. When homes in a complex draw several offers, we help you settle your limit and terms ahead of time. We also send new listings that match your search as soon as they appear.

Investors and builders in Langley

Langley attracts investors and builders as well as families. Our team has sold properties marketed for their suites, their duplex income or their future development, and we are marketing a land assembly opportunity in Brookswood today.

If you are buying to hold or build, we start with the numbers and the planning rules, then look for homes that fit. If you are selling to that kind of buyer, we put the planning facts in front of them early. Our commercial team can also help when your plans include a business or a commercial property.

Langley, Surrey and the Fraser Valley under one team

Plenty of our Langley clients are moving between Langley, Surrey, White Rock and Abbotsford. Working with one team across all of them keeps things simple: one plan, one set of contacts and no need to explain your situation twice.

If you want the bigger picture on the communities themselves, our guide to Langley real estate covers the City and Township, the main neighbourhoods and what to check before buying. This page is about how we work for you.

What to ask before you hire a Langley realtor

Ask which Langley homes the agent has sold, how they reached the price, how they will market your home and who will actually show it. Ask how they handle multiple offers and how often they will update you. We welcome every one of these questions, and our guide to choosing a realtor has a fuller list.
