Your White Rock realtor, based on Foster Street
Our office is at #306 - 1493 Foster St, in the middle of uptown White Rock. Most of the homes we talk about with clients are a few minutes away, whether that is a condo off Johnston Road, a house on the hillside or a character home a block from the water. When you call, you speak with people who drive these streets every day and who can be at your door the same afternoon.
Partners Jas Oberoi and Maria Hussain lead the team. Jas came to Canada as a new immigrant, worked his way through restaurants and business, and built the team over 10 years in real estate. Maria works with buyers, sellers and investors in English, Urdu/Hindi and Dari/Farsi. Around them is a group of realtors who split the work by type of deal, so your condo sale or house search is handled by someone who does that work all the time.
Residential real estate in White Rock: what we handle
Most of our White Rock work is residential. We list and sell detached houses, ocean-view and waterfront homes, condos in uptown concrete towers and older low-rise buildings, townhomes, and lots bought by builders. We also help buyers moving in from Vancouver, the Tri-Cities and overseas, and local owners who are downsizing from a family home into a condo with less upkeep.
Many clients are doing two things at once: selling one home and buying the next. We plan both sides together so the dates line up and you are not carrying two homes or looking for a short-term rental. If you are buying a home with a suite, a rental condo or a property to rebuild, we look at the numbers with you before you write an offer.
White Rock homes we have sold
1072 Habgood Street, White Rock: a brand-new home with open ocean views, 7 bedrooms, 8 bathrooms and about 6,800 square feet, with an elevator and a spice kitchen. Buyers for a home like this compare every finish, so the marketing focused on the view, the build quality and how the lower floor works for family.
972 Kent Street, East Beach: a small rancher on a lot sold to a builder, with plans for a new three-storey ocean-view home already submitted to the city. The value was in the lot and the paperwork, so we marketed it to builders and investors rather than to families.
Just across the city line in South Surrey, 16175 36A Avenue in Morgan Creek: a custom home on Canterbury Lane with 7 bedrooms, 8 bathrooms and about 6,300 square feet on a lot of nearly 14,000 square feet, with a theatre, wine cellar and a basketball court. Close by, we are now marketing a custom home of more than 7,100 square feet at 2376 129a Street near Crescent Beach.
Selling your White Rock home
We start with a walk through your home and the sales that truly compare: same building or street, the same kind of view, a similar lot and condition. In White Rock a partial ocean view or a steep driveway can change value more than an extra bedroom, so we price from homes that share those details. You see the same numbers we do, and we agree on a price you are comfortable defending.
Then we plan the launch: what to fix and what to leave, photography timed for the light and the view, a description that tells buyers what is different about your home, and the day it goes live on MLS. After each showing we pass on what buyers said. When offers arrive we go through each one line by line, including subjects, deposit and dates, so you can compare more than the price. If you own a condo, we gather the strata documents early so buyers are not left waiting.
Buying in White Rock: strata documents, hillside lots and City rules
White Rock is its own city with its own city hall, bylaws, permits and property taxes, separate from Surrey. Before you buy, we check what the City allows on the lot and whether past work had permits, especially if you plan to renovate, add a suite or rebuild.
For a condo we read the bylaws, minutes, depreciation report and Form B with you, and flag rental limits, age restrictions, pet rules, special levies and upcoming repairs. Some buildings in White Rock are for buyers 55 and over, so we confirm that before you fall for a unit.
On the hillside, we look at the driveway, stairs, retaining walls and drainage, and at how the view could change if a neighbour builds. When a home is likely to draw several offers, we help you settle your price and terms in advance.
White Rock neighbourhoods: East Beach, West Beach, Hillside, Uptown, Five Corners and Marine Drive
East Beach runs east of the pier along Marine Drive, with houses and low-rise buildings stepping up the slope and a quieter feel than the busy waterfront. West Beach is closer to the pier and the promenade, with restaurants below and many homes looking straight out over the bay.
The hillside between the beach and uptown has some of the most sought-after views in the city, along with steep streets and lanes that matter when you have stairs or a long driveway. Uptown, around Johnston Road and North Bluff Road, is where most of the condo towers, shops and services are, and suits buyers who want to walk to groceries and appointments.
Five Corners is the small village-style shopping area between uptown and the water, with cafes and local stores. Marine Drive itself mixes condos, older homes and businesses facing the beach. We can show you how each part feels on a weekday and on a busy summer weekend.

How to choose a White Rock realtor
Ask each realtor you interview which homes like yours they have sold nearby, and to show you the comparable sales behind their suggested price. Ask who you will deal with day to day, how often you will hear from them and how they will market your home beyond MLS. Ask how they are paid and get it in writing.
For White Rock in particular, ask how they value views and how they handle strata documents and City permits. We are happy to answer all of these on a first call, and our guide to choosing a realtor has a longer list of questions. If you are comparing the two sides of 16 Avenue, our page on whether White Rock is part of Surrey explains the differences.

Frequently asked questions
Is it expensive to live in White Rock, BC?
Detached homes cost more than in most of Surrey. Fraser Valley Real Estate Board figures for September 2026 put the benchmark price of a detached home at $1,542,600 in White Rock, compared with $1,386,200 in Surrey. Townhouses were $720,800 and apartments $543,200 in White Rock. Ocean views and closeness to the beach change prices a lot from street to street.
What is the average cost of a condo in White Rock?
The Fraser Valley Real Estate Board reports a monthly benchmark price for apartments. For September 2026 it was $543,200 in White Rock. Older low-rise units usually sell for less and new or ocean-view units for more, so ask us for recent sales in the buildings you like.
Is White Rock part of Surrey?
No. White Rock is its own city with its own mayor, council and bylaws. It sits beside South Surrey, and the two share schools, shopping and a postal address area, which is why people often mix them up.
How much does a realtor cost in BC?
Commission in BC is not set by law. A seller agrees the fee with the listing brokerage in the listing contract, and part of it normally goes to the brokerage that brings the buyer. Buyers usually pay nothing to their own agent. We explain our fee in writing before you sign anything.
Do you sell waterfront and view homes?
Yes. We have sold ocean-view homes in White Rock, including 1072 Habgood Street, and we price view homes against sales with a similar view, not just a similar size.
Is the first consultation free?
Yes. The first call or home visit has no cost or obligation. We use it to understand your plans and show you how we would approach your sale or search.
