Surrey's six town centres

Surrey is made of six town centres: City Centre (Whalley), Guildford, Fleetwood, Newton, Cloverdale and South Surrey. City Centre is the urban core, with towers and SkyTrain. Guildford and Fleetwood are established, Newton is busy and diverse, Cloverdale keeps its historic town centre and rodeo, and South Surrey runs from newer townhome communities to the shoreline.

Start with the centre, then narrow to the neighbourhood. The commute, the type of home and the daily errands change a lot between them.

Surrey neighbourhoods where we have worked

Our listing history is spread widely. Sullivan Station and Panorama Ridge have newer family townhomes, Clayton is the newer neighbourhood next to Cloverdale, and Grandview Heights covers South Surrey growth. Cedar Hills and Fraser Heights are known for larger detached homes, some with views, and Newton and Queen Mary Park offer a mix of older houses and townhomes.

Buying a house, townhome or duplex in Surrey

Detached houses are the largest group of our Surrey listings, townhomes come next, and we have also listed duplexes, a rancher and a condo. Larger homes in Surrey often include a basement suite, so ask whether it is permitted and what the paperwork says. A suite you cannot confirm is not income you can count on.

For strata townhomes, read the bylaws, fees, depreciation report, minutes and Form B. For detached homes, look at the lot, drainage, access and renovation permits. We build a short list you can compare side by side.

Transit, commute and where to look

The Expo Line SkyTrain serves the north of Surrey, including King George and Surrey Central stations, and a SkyTrain extension along Fraser Highway toward Langley is under construction. Homes near stations suit commuters, but they can cost more to hold and sound different from quiet cul-de-sacs.

Drive your own commute at the hours you will travel before you decide. Surrey's size means two homes on the same map can be very different daily trips.

City of Surrey rules and property information

Surrey publishes an online mapping tool called COSMOS, where you can look up zoning, lot information and nearby plans for any address. Use it early, along with the city's plans for the area. If a home is advertised for redevelopment, ask for the plan, the title and written guidance from the city.

BC's small-scale multi-unit housing rules allow more homes on many single-family lots, but Surrey decides what applies to your lot. If you run a business, Surrey also publishes information on industrial lands and business parks.

Choosing between Surrey and its neighbours

Many buyers compare Surrey with White Rock, Langley and Delta. White Rock is its own small city on the bay. Langley is two municipalities, the City and the Township. Delta has North Delta, Ladner and Tsawwassen. Surrey is the largest of these and offers the widest range of home types, which is why we ask about your routine before your budget.
