Coquitlam real estate, the short version
Coquitlam is a city of very different pockets. Burke Mountain and Westwood Plateau are hillside areas with newer homes. Burquitlam, Austin Heights and City Centre are built around the SkyTrain and lean toward condos and townhomes. Maillardville is one of the older, more settled parts of the city.
Most of our work is in White Rock, Surrey, Langley and across BC on the commercial side, so we will not pretend to have a long list of Coquitlam house sales. What we do bring is a team that handles both residential and commercial property, which suits Coquitlam well because the city has both in volume.
Buying a home in Coquitlam
Start with how you live. Do you want a yard, or would a condo beside the Evergreen Extension stations suit you better? Do you need a quiet street for kids, or a short walk to a station? Once we know that, we can narrow Coquitlam to two or three areas instead of touring everything.
Then we deal with the paperwork that matters. For a condo or townhome that means strata minutes, bylaws, fees, the depreciation report and the Form B. For a house it means checking the lot, any suites and what the city says about the property. Ask us and we will go through the documents with you line by line.
Selling a Coquitlam home
Buyers in Coquitlam compare a lot of homes, so yours has to stand out for good reasons. We look at similar homes in your part of the city, tell you what is worth fixing and what to leave alone, and prepare the home for showings.
We also keep you in the loop on every inquiry and offer. If a buyer asks for subjects you are not sure about, we explain them in plain words before you sign anything.
Choosing between Coquitlam areas
Hillside areas such as Burke Mountain and Westwood Plateau tend to appeal to buyers who want newer homes and are comfortable driving. Burquitlam, Austin Heights and City Centre appeal to people who want to walk to a station and use SkyTrain for work or school. Maillardville gives you an established neighbourhood feel.
None of these is better than another. They are just different trade-offs, and we would rather help you test them on a weekend of viewings than guess from a map. Bring your wish list and we will tell you which area it points to.
A Coquitlam office sale we handled on Glen Drive
Our one Coquitlam sale on record is a commercial one. Our team listed and sold unit 600 at 2992 Glen Drive in North Coquitlam, an office suite of 929 square feet in The Diagram, a boutique commercial-only tower of 15 storeys.
Offices like this suit health, finance, consulting and creative professionals who want to own their space instead of paying rent. If you run a practice and wonder whether owning would work, we can compare it with leasing for you.
Owning commercial space in Coquitlam
Our team ranked in the Top 3 Commercial Team across all of Canada at RE/MAX, based on commission in 2025. We work with commercial bankers who can structure financing up to 100% for qualified owner-occupied buyers. Approval always rests with the lender, not with us.
For an office or retail unit we look at the building, the strata or lease terms, parking, access for clients and staff, and what it will cost each month to own. For plazas, we study tenants, lease dates and what the owner pays for each year.
Buying a business or a rental building
If you are thinking about buying a Coquitlam business, we help you ask how it earns, what the lease says and how much depends on the current owner. We coordinate accounting, legal, financing and landlord negotiation from first offer to closing.
For multi-unit rentals of five or more units, CMHC MLI Select can allow as little as 5% down, up to 95% loan-to-value, with amortizations up to 50 years, based on points for affordability, energy efficiency and accessibility. CMHC and lenders decide on approval. We help you prepare the file.

Frequently asked questions
Do you sell homes in Coquitlam?
Yes, we act for buyers and sellers across the Lower Mainland, including Coquitlam. Our Coquitlam track record is mainly commercial, with an office sale in North Coquitlam. We will be direct about what we know locally and bring in research on the specific street or building you care about.
What areas of Coquitlam should I look at?
It depends on what you want. Burke Mountain and Westwood Plateau have hillside homes, Burquitlam, Austin Heights and City Centre sit near SkyTrain, and Maillardville is older and established. We help you pick two or three to compare.
Is SkyTrain available in Coquitlam?
Yes, the Millennium Line Evergreen Extension serves Coquitlam. If transit matters to you, tell us early so we search near the stations that fit your commute.
Can I buy an office in Coquitlam instead of leasing?
Often, yes. Owner-occupied commercial buyers may be able to arrange financing up to 100% through commercial bankers if they qualify. We compare the monthly cost of owning with your current rent so you can decide.
What documents should I read when buying a Coquitlam condo or townhome?
Read the strata bylaws, recent minutes, the fee schedule, the depreciation report and the Form B. We go through them with you and flag anything unusual before you remove subjects.
How do I check what a Coquitlam property allows?
The City of Coquitlam publishes property mapping and business information on its website. We use those tools with you, and we recommend confirming zoning and permitted use with the city before you commit.
