Living in Grandview Heights

Grandview Heights sits in South Surrey, which is part of the City of Surrey, not a separate city. It is one of the newer parts of the area, planned as a community rather than grown up house by house. That shows in how it feels. Streets are laid out with townhome complexes and single-family homes growing side by side.

Because the community is still taking shape, it pays to look at more than the home itself. Ask what is built on the next block, what is planned, and how the roads around you may change. Two homes a short walk apart can have a very different daily feel depending on that.

Townhomes are what we see most here. Our team has listed eight homes in Grandview, and every one of them was a townhouse. Most were three or four bedrooms with two to four bathrooms, which tells you who tends to shop in this area: families who want room without a large yard to look after.

A few of those homes show how different one townhome can be from another. The Freestyle complex on 25 Avenue has three and four bedroom homes with sunken living rooms and tall ceilings. A home on 163 Street was a larger four bedroom Craftsman style townhouse with a fenced backyard. On 159 Street, the home came with access to a South Ridge Club with a pool, a gym and a theatre room. Same area, quite different ownership.

What to check when buying a Grandview townhome

Most Grandview townhomes are strata. That means documents matter as much as the floor plan. Read the strata bylaws, the monthly fees, the minutes and the depreciation report. Look at the Form B and ask whether any special levies or big repairs are coming. We go through these with you before you write an offer, not after.

Then look at how the home lives. Walk the stairs, since many townhomes run over three levels. Open the garage and check that your vehicles and storage fit. Stand in the yard or patio at different times of day. Ask whether the home faces south, how close the neighbours are, and where visitors park.

If the home is newer, ask for any warranty paperwork and a record of work done since it was built. If you are buying in a complex with shared amenities, ask what they cost to maintain and how that shows up in the fees.

Check the plan before you buy near new construction

The City of Surrey publishes land-use plans for South Surrey, and its online mapping tool lets you look up an address. Use both. They help you tell the difference between an amenity that exists today and one that is only proposed. A park, a school or a road on a plan is not the same as one you can use.
