Top realtor in Vancouver: why clients choose us

Vancouver has a very large number of licensed agents and no official list of the top ones, so it is fair to ask why anyone should pick us. When clients do, it is usually for three reasons.

First, you work directly with Jas Oberoi and Maria Hussain and a small team, not a junior associate you meet after signing. Second, our record is something you can check: over $900M in career sales, more than 40 real estate awards, and a Top 3 Commercial Team ranking across Canada at RE/MAX, based on commission in 2025. Third, we tell you what we think, including when a building, a price or the timing is not right.

We would rather lose a deal than put you in the wrong home. That habit matters more in Vancouver than almost anywhere, because the gap between a good building and a troubled one is easy to miss on a short viewing.

Best realtor in Vancouver for buyers & sellers

The best realtor in Vancouver for you is the one who knows your type of home and can explain the plan in plain words. Here is how we work on each side of the deal.

For buyers, we start with how you live: where you work, whether you need transit or parking, and whether you want a newer tower, an older low-rise with character, or a townhome with a bit of outdoor space. We set up a search around that, book showings around your schedule and read the strata documents with you before you remove conditions.

For sellers, we price from recent sales in your building and nearby, not from a number chosen to win the listing. We order the strata documents early, prepare the suite for photos and showings, and write a listing that answers what Vancouver buyers ask about: view, floor, layout, parking, storage and what the strata fee covers.

Either way, you know what we think and why at every step, and you hear back when you call.

Vancouver neighbourhoods we help clients with

Downtown and Yaletown are high-rise, walkable and close to the seawall, offices and SkyTrain. This is where our team has sold Vancouver condos, so we know how buyers here weigh view, floor, layout and building amenities.

Kitsilano mixes older low-rise condos, character houses and newer townhomes near the beaches and West 4th Avenue. Buyers often trade a newer building for location and a neighbourhood feel.

Mount Pleasant, around Main Street and Broadway, has newer condos alongside older walk-ups and character homes, and the Broadway Subway being built along Broadway is a common question from buyers.

East Vancouver, including Commercial Drive, Hastings-Sunrise and Renfrew, offers character houses, duplexes, laneway homes and townhomes, and draws buyers who want more space for the money than the downtown peninsula.

Burnaby, from Metrotown to Brentwood, has many towers on the SkyTrain line. It is also where our clients bought a medical and professional office building at 4695 Canada Way.

We do not rank neighbourhoods for you, because the right one depends on your day. Walk each area on a weekday evening and a weekend morning before you commit, and we will help you compare what your budget buys in each.

Vancouver homes our team has sold

We have listed two Vancouver condos, and both sold. One is unit 3906 at 1408 Strathmore Mews in Yaletown, a one-bedroom-and-den on a high floor with views toward English Bay. The other is unit 807 at 1199 Seymour Street Downtown, a two-bedroom, two-bathroom home with floor-to-ceiling windows.

In Metro Vancouver commercial real estate, our clients bought 4695 Canada Way in Burnaby, a 17,717 square foot building leased to medical, professional office and service retail tenants, for $6.85M against a listed price of $8.499M.

Ask us about any of these on a call and we will explain how each was priced, presented and negotiated.

Buying a Vancouver condo or townhome

Buying a condo is buying into a building. Before you commit, review the strata bylaws, the Form B information certificate, recent meeting minutes and any depreciation report. They show what the fees cover, what work is planned and whether there are rules on rentals or pets.

We go through them with you in plain language and ask our questions before you remove conditions. Our Vancouver real estate market and condo guide goes deeper on reading a strata, and first-time buyers can start with our first-time buyer guide.

Selling your Vancouver home with us

We compare your home with recent sales in your building and nearby, set a price with you and plan the weeks before listing: ordering strata documents, tidying the suite and booking photography so the first showings go well.

We handle every offer with you and tell you plainly what we would do in your position. If you are buying and selling at the same time, we line up both sides so your dates work. Start with a home valuation to see what your home could sell for today.

Investment property in Metro Vancouver

Many of our clients buy property to hold. For rental buildings of five or more units, CMHC MLI Select may allow as little as 5% down, up to 95% loan-to-value, and for owner-occupied commercial property we work with bankers who can structure financing up to 100% for qualified buyers. Lenders and CMHC make those decisions, not us.

Questions to ask a Vancouver realtor

Ask any agent you interview which homes like yours they have sold, how they would price yours, who you will deal with day to day, how they read strata documents and how their commission is worked out. Our guide on how to vet a realtor was written for Surrey, but the ten questions apply anywhere in Metro Vancouver, and we are glad to answer every one of them on a first call.

Serving Metro Vancouver from White Rock

Our only office is in White Rock, and we do not have a Vancouver address. We meet clients at the property, at a coffee shop or by phone, and we come to you for showings and listing meetings. If you are also looking south of the Fraser, our Surrey realtor page covers the neighbourhoods where most of our sales happen.

Frequently asked questions

Are you a realtor in Vancouver, BC?

Yes. Jas Oberoi and Maria Hussain are licensed realtors in British Columbia with RE/MAX Performance Realty, and our team helps buyers, sellers and investors across Metro Vancouver from our White Rock office.

Who is the best realtor in Vancouver?

There is no official ranking, and the right agent depends on your home and your plans. Look for sales of homes like yours, a clear pricing plan and someone who reads strata documents with you. Our team has sold condos in Yaletown and Downtown, and our partners have over $900M in career sales and more than 40 real estate awards. Ask us, and anyone else you interview, for the same proof.

How much does a realtor cost in Vancouver?

There is no fixed commission in BC. The fee is agreed between the seller and the listing brokerage and written into the listing contract. Buyers usually do not pay their agent directly, because the commission is shared from the sale. Ask us and we will show you exactly how ours is worked out.

Do you have a Vancouver office?

No. Our office is at #306 - 1493 Foster St, White Rock, BC. We travel to Vancouver for showings and meetings.

Which areas do you cover?

All of Metro Vancouver, including Downtown, Yaletown, Kitsilano, Mount Pleasant, East Vancouver and Burnaby, as well as Surrey, White Rock, Langley and the Fraser Valley.

Do you help with investment and commercial property?

Yes. Our commercial team handles offices, retail, plazas, industrial property and business purchases, and we help investors prepare for CMHC MLI Select on rental buildings of five or more units.

Do you charge for a first consultation?

No. The first call is a chance to understand what you need and explain how we would help. There is no cost or obligation.
