Living in Crescent Beach and Ocean Park

Crescent Beach and Ocean Park are established seaside communities in South Surrey, along Boundary Bay and Semiahmoo Bay. South Surrey is part of the City of Surrey. White Rock, with its pier and promenade, is a separate city nearby, and it is easy to mix them up when searching.

These areas have been settled for a long time, so you find mature trees, older homes and a quieter pace than in the newer planned parts of South Surrey. Many buyers come for the water, the walks and a home that feels settled.

Crescent Beach and Ocean Park are not the same

Crescent Beach is the beachside one. If beach access matters to you, walk the nearby streets. Notice how busy it gets in summer, where people park and how you get in and out. A home that is a short stroll from the sand has a different daily rhythm than one a few blocks inland.

Ocean Park is more residential. Walk the block and try the services you will use. Compare the lot shape, the trees, the sunlight and the privacy, as well as the house itself. Established areas bring character, but you will want to know the maintenance history and any past changes.

Housing types and what our team has listed

Detached houses lead here, and many are custom. Our team has listed a large custom residence at 129A Street in Crescent Beach and Ocean Park, with eight bedrooms across three levels. It shows the top end of what this area can offer. Not every home is that big, and we help you find the size you need.

Close by, in Elgin Chantrell, our team sold an older three bedroom house on King George Boulevard that sat on a larger lot and was pitched at buyers who wanted to build. That kind of property raises different questions than a move-in ready home, covered below.

Condos and townhomes also exist in and around South Surrey. Ask us what is possible in your price range.

What to check on a coastal home

For any home near the water, ask about drainage, site elevation, insurance and city requirements. Each property is different, so look at the actual lot rather than the neighbourhood name. Ask the seller what has happened with water or flooding on the site, and ask your insurer early.

Order a thorough home inspection and ask about roofing, siding and crawl space condition, since salt air and damp can age a home faster. For older homes, check permits for any additions. If you plan to renovate or rebuild, get a separate feasibility check with the City of Surrey before treating a home as a development project.

BC's Bill 44 allows more homes on many single-family lots, but not every lot qualifies. Confirm with the city.

Buying a larger lot or an older home

Some buyers here want land more than the house. If that is you, use the City of Surrey's online mapping tool to look up the lot, its zoning and the South Surrey land-use plans. Zoning decides what you can build. A listing that says a lot is ready for development is a starting point, not an answer.

We help you ask the right questions about services, setbacks and permit timing. We also tell you honestly when an older home is better kept as a home.

Selling a home in Crescent Beach or Ocean Park

Homes here are individual, so comparing is harder than in a townhome complex. We choose recent sales that truly match your home in setting, size and condition and tell you why we chose them.

We then plan photos, timing and showings. For a coastal home, we show the things buyers care about, like light, outdoor space and how close you are to the water, and we have your inspection and permit records ready.
