Where Surrey houses are found
Surrey is made of many communities, and detached homes show up in most of them. Our team has listed houses in Fraser Heights, Cedar Hills, Queen Mary Park, Panorama Ridge, Sullivan Station, Clayton, Newton, Guildford, Cloverdale and Crescent Beach and Ocean Park. Each has its own street pattern, lot shapes and feel.
Fraser Heights, for example, includes homes backing onto green space, and we have sold several family houses there, such as 17737 101A Avenue and 9732 182 Street. In Cedar Hills, 10362 125 Street is one of the homes we have listed in that area. Queen Mary Park is another established area, where we have listed 13347 89 Avenue.
Do not try to shop all of Surrey at once. Pick two or three areas, write down what you will give up in each, and compare real houses against that list.
What to check on the lot
A house is a building plus a piece of land, and the land can change what you can do with it. Before you offer, ask for the title search, the survey or a recent real property report, and any registered covenants or rights of way. Look at the slope, the drainage and where the neighbouring houses sit.
BC's small-scale multi-unit housing rules (Bill 44) allow more homes on many single-family lots, but each lot is different. Do not assume a lot allows a second building or extra units. Confirm it with the City of Surrey, and use Surrey's online maps and COSMOS tool to look up zoning and property details for the exact address.
Tell us early if you are buying with a plan, such as building a laneway home, adding a suite or keeping room for family. We will help you ask the city the right questions before you remove conditions.
Suites, permits and what is legal
Many Surrey houses have a basement suite, and the details matter. A suite that was built with permits and is described as legal is a very different purchase from one that was finished without them. Ask for the permit history, the final inspection records and any notes from the seller about how the suite is used.
One of our sold Fraser Heights listings was described with a separate legal two-bedroom suite, which is the kind of feature worth documenting properly. If a suite is rented, ask for the tenancy details, the notice rules and whether you will get vacant possession or take over the tenant.
If there are no permits, you can still buy, but you should know what that means for insurance, resale and any future work. Your home inspector and your lawyer or notary are the right people to weigh in.
Condition checks before you remove conditions
Book a home inspection, and be present for it. Ask about the age of the roof, the heating system, windows, drainage, the electrical panel and any past water damage. Larger homes with several levels have more to look at, so allow extra time.
Read the listing documents, not just the marketing text. Look at the property disclosure statement, what is included in the sale and the possession date. If something is missing, ask us to request it before you decide.
Keep your financing conditions realistic. A pre-approval is a starting point, and your lender will want to review the property too.

What should I ask about a basement suite?
Ask whether it was built with permits, whether it has passed final inspection and whether it is currently rented. Request tenancy details if there is a tenant. Your inspector and lawyer or notary can advise on the rest.
Do I need an inspection on a newer house?
Yes, we still recommend one. Newer homes can have drainage, ventilation or finishing issues that are easier to fix before you own the home. An inspection also gives you a written record to refer back to.
