Townhome areas across Surrey
Surrey townhomes cluster around the newer parts of the city. Our team has listed townhomes in Sullivan Station, Clayton, West Newton and along the King George corridor. Many of these are three-level homes with a garage on the ground floor.

The strata documents to read
A townhome is almost always part of a strata, so you are buying into a shared building and shared decisions. Before you remove conditions, ask for the strata bylaws, the recent financial statements, the minutes from the last year or two and the current insurance details.
Ask for the depreciation report, which is a long-range plan for major repairs. If there is none, ask why. Also ask the strata about any planned work or special levies, and whether a legal claim, such as a building envelope matter, is under way.
Your realtor can request these documents for you. Give yourself time to read them with someone who knows what to look for, and ask us if a line does not make sense.
Form B and what it tells you
Form B is the information certificate from the strata. It states the monthly strata fee for that unit, any unpaid levies or fines, the contingency reserve details and whether the strata has any rules on rentals, pets or age.
Treat it as a snapshot for the specific unit you want. Compare it with the financial statements, since the two should tell the same story. If the numbers do not match, ask before you go further.
Also check the parking and storage assigned to the unit. In some complexes the garage is part of the unit, in others it is common property assigned to you, and that matters for what you can change.
The cost of ownership beyond the mortgage
Two townhomes with similar layouts can cost different amounts each month. Look at the strata fee, the property tax, insurance on your contents and your own upkeep. Ask what the strata covers, such as roofs, siding, landscaping or water, and what you pay for yourself.
Ask about the strata insurance deductible, because a claim can be shared with owners. Also look at the contingency reserve. A fund that is regularly topped up is easier to live with than a surprise levy.
Do not judge a complex by fresh paint. Ask about the age of the roof, siding and windows, and whether any of it is due for replacement.
Layout and parking in a typical Surrey townhome
Many Surrey townhomes spread over three storeys, with a flex room at ground level, living space in the middle and bedrooms above. Walk the stairs and picture groceries, strollers and laundry. Check that the bedrooms work for how you live.
Some garages are side by side, and some are tandem. Measure what you need, including any storage. Look at visitor parking, because on busy evenings it can be tight.
Corner units tend to have extra windows and more privacy, while interior units may sit closer to the neighbours. Visit at different times of day if you can.
