What a commercial realtor does for you
A commercial realtor, or commercial real estate agent, represents you when you buy, sell or lease property that earns income or houses a business. The work is different from selling a home. Value comes from leases, rents and operating costs, zoning decides what you can do with the property, and financing is arranged for businesses rather than households.
For buyers, we find properties, including ones not advertised publicly, read the rent roll and leases, model the income and help line up financing before you write an offer. For sellers, we gather the documents a serious buyer will ask for, price the property on its income and decide with you whether to market openly or quietly. For tenants, we compare spaces, check the additional rent and negotiate improvements and renewal terms.

Areas we serve
Surrey is where we do the most commercial work: Campbell Heights for industrial and business park space, Bridgeview for yard and storage lots, Newton and Guildford for plazas and retail, and City Centre for offices near SkyTrain.
In Langley, the first question is whether a property sits in the City or the Township, because the bylaws and approvals differ. We have listed commercial land on 200 Street in Brookswood-Fernridge.
Across Metro Vancouver, our clients bought 4695 Canada Way in Burnaby, and we have sold office units in Coquitlam and on Scott Road in Delta. White Rock is home, and our only office is on Foster Street.
Commercial property types we handle
Offices and medical buildings, from single strata units to multi-tenant buildings. Retail units and commercial plazas, which we specialize in across BC. Industrial and warehouse space for owner-users and investors. Land with development or storage potential. And businesses for sale, where the lease and the franchise terms matter as much as the price.
If you will run your own company from the property, see buying property for your business. If you need space rather than a building, our commercial lease page covers what tenants and landlords should check.

How we work with buyers, sellers and tenants
Every file starts with a short call about what you want the property to do for you: income, a home for your business, or a sale on your timeline. We then put together a plan with a target list, a price range and the financing you are likely to need.
Before you make an offer, we do the homework with you: leases, rent roll, operating costs, zoning and, for strata units, the bylaws and depreciation report. We negotiate on facts and stay with the file through conditions and closing, coordinating your accountant, lawyer and lender.
For owner-occupied property, we work with commercial bankers who can structure financing up to 100% for qualified buyers. For rental buildings of five or more units, CMHC MLI Select may allow as little as 5% down. Lenders and CMHC make those decisions, not us.
Why work with our commercial team
You deal directly with Jas Oberoi and Maria Hussain, who have more than $900M in career sales and over 40 real estate awards, and with the same small team from the first call to closing. Our office is in White Rock rather than a downtown tower, and we say that up front.
We would rather lose a deal than put you in the wrong one. If a building is overpriced, a lease worries us, or leasing makes more sense than buying for now, we tell you. Ask how our fee is worked out and we will show you; our guide to commercial realtor commission in BC explains the basics.

Frequently asked questions
What does a commercial realtor do?
A commercial realtor represents buyers, sellers, landlords or tenants of property that earns income or houses a business. That includes finding and evaluating properties, reading leases and financials, pricing on income, negotiating and coordinating financing, legal and accounting through to closing.
How much does a commercial realtor charge in BC?
Commission is not set by law in BC. It is agreed in writing before work starts, usually as a share of the sale price or of the lease value, plus GST. Ask us and we will show you exactly how ours is worked out.
Which areas do you cover?
Surrey, Langley, White Rock and Metro Vancouver, including Burnaby, Coquitlam, Delta and Richmond. Our clients have also bought commercial property in Kamloops, Vernon, Penticton, Nanaimo, Courtenay, Calgary and Edmonton.
Do I need a commercial realtor to lease space?
You do not have to, but it helps, and the landlord usually pays the commission. An agent who works for you compares spaces, checks the additional rent and negotiates improvements and renewal options.
How is a commercial realtor different from a residential realtor?
Commercial deals turn on leases, income, zoning and financing for businesses, so the work and the paperwork are different. A residential agent prices homes against recent home sales.
Can you find commercial property that is not on the market?
Sometimes. Tell us what you want to buy and we will contact you with opportunities that fit, including ones not advertised publicly.
Where is your office?
Our only office is #306 - 1493 Foster St, White Rock, BC V4B 0C4. You can call 604-385-3770.
