City of Langley or Township of Langley

Langley is two separate municipalities, the City of Langley and the Township of Langley. Each has its own bylaws, permits and property information. Before you fall for a townhome, confirm which one it is in.

The Township includes Willoughby, Walnut Grove, Brookswood, Murrayville, Fort Langley and Aldergrove. Langley City is the compact centre. The difference affects who you call about permits, what the tax bill looks like and where you find the property details.

Willoughby townhomes

Willoughby is where most of our Langley townhome listings sit. We have sold homes in Willoughby Heights on 84 Avenue, 70 Avenue, 204 Street and 208A Street. They range from a two-bedroom with a den to four bedrooms.

Willoughby complexes tend to be newer, with open layouts and garages. Some are corner or end units that feel closer to a detached home. Others are interior units with a finished lower level.

Newer does not mean you can skip checks. Ask about the warranty on newer builds, who handles repairs and what the strata plans for upkeep.

Beyond Willoughby

If you are open to other parts of Langley, our team has also listed homes in Aldergrove, Brookswood and near the Salmon River. Those are mostly houses and duplexes, so townhome choice is thinner than in Willoughby.

Strata checks for Langley townhomes

Ask for the bylaws, financial statements, recent minutes, insurance information, the depreciation report and the Form B. In newer Willoughby complexes, the depreciation report may be short, so ask when it was done.

Compare strata fees by what they cover. A lower fee is not a bargain if the contingency reserve is thin. Ask about special levies, planned work and any claims against the builder.

Check the rules that affect you: pets, rentals, parking, visitor spaces and what you may change outside. Read them in the documents, not in the sales pitch.

If you are buying with a partner or parents, have everyone read the bylaws before you offer, so nobody is surprised by a rule about noise, visitors or vehicles.

Family living in a townhome

Many Langley buyers are looking for space for a growing family. Count the bedrooms, but also walk the plan. See where a flex room or den fits, where the bathrooms are and how much storage there is.

Look at outdoor space, such as a yard, patio or deck, and at whether the complex has play areas. Ask how close you are to the parks and schools you care about, and check them for the exact address.

Think about the commute and daily routes. Drive them at the times you would normally travel.

Ask us about the smaller details too, such as whether a finished lower level is counted in the listed floor area, and whether a flex room has a window and a closet. Those points decide how the space really works.
