Grandview Heights townhomes

Grandview Heights is the newer, planned part of South Surrey, with townhome and single-family growth. It is where most of the South Surrey townhomes our team has listed are found. We have sold homes on 25 Avenue, 23A Avenue, 159 Street, 163 Street and 156 Street, among others.

Some complexes in Grandview offer shared amenities such as a clubhouse, an outdoor pool or a fitness room. One of our sold homes sat in a complex with such a clubhouse. Amenities are a plus, but they are also part of the strata costs, so ask what it takes to maintain them.

If a home is newer, check for the new home warranty paperwork and ask what has been repaired since the build.

Layouts here often include a den or flex space, so ask yourself whether it will be a real bedroom, an office or storage, and whether it has a window.

King George corridor and the established side

Further toward the older parts of South Surrey, King George Boulevard runs through a corridor with a different mix. We have sold a renovated two-bedroom townhome at 81 2678 King George Boulevard in a quiet complex with tandem parking and a clubhouse.

Older complexes can have lovely interiors and mature landscaping, but the building systems may be due for work. Ask about the roof, the siding, the plumbing and the windows, and when the strata last replaced them.

A renovated kitchen does not tell you about the state of the building. The depreciation report and the financial statements do.

Compare the strata fee with what you get for it, not just with the complex next door. A complex with a clubhouse and a pool will usually cost more to run than one without.

Seaside South Surrey is a different search

Crescent Beach and Ocean Park are established seaside communities along Boundary Bay and Semiahmoo Bay. Our team has listed homes there, mostly detached. If you want ocean proximity, expect a different style of housing than the planned townhome streets of Grandview.

Morgan Creek and Elgin Chantrell are other South Surrey areas where we have worked. Townhome supply varies by area, so a short list of two or three communities will serve you better than a map of everything.

Keep in mind that White Rock is its own city, not part of South Surrey. Check which city a home sits in, since services, bylaws and taxes differ.

Strata paperwork to read in South Surrey

For any townhome, ask for the bylaws, the financial statements, recent minutes, insurance details, the depreciation report and the Form B. In South Surrey, where many complexes include shared amenity buildings, also ask how those are budgeted.

Look for anything that affects daily life, such as limits on pets, rentals, parking, or exterior changes. Ask about special levies in the last few years and any planned repairs.

Take your time. If a document is missing, ask us to request it before you remove conditions.

Check what the city says about the area

South Surrey is growing, and the City of Surrey publishes land-use plans for the area. If a nearby site could change, you can look at what the plans say. We can show you how to find them and what to ask.

Surrey also has an online maps and COSMOS tool for property details on an address. Use it to see zoning and other information about the lot the complex sits on.

Ask about the neighbourhood too: schools, parks and where you will do your errands. Check these for the exact address, not just the area name.
