What Cloverdale is like

Cloverdale is one of the six town centres in the City of Surrey, along with City Centre, Guildford, Fleetwood, Newton and South Surrey. It has a historic centre and is known as the home of the Cloverdale Rodeo and Country Fair. That gives it a different character from the newer subdivisions around it. It feels like a town that grew over time.

If you like an established street with a real centre to walk to, this is a good place to start looking. If you want a home built in the last several years, look next door.

Clayton, the newer neighbour

Clayton is the newer neighbourhood next to Cloverdale, and most of what we have listed in this part of Surrey is there. Our team has listed six homes in Clayton and two in Cloverdale itself. Clayton homes tend to be built more recently, with larger floor plans and modern layouts.

One of our Clayton homes on 68B Avenue was a house with just over 3,800 square feet and six bedrooms, close to Magee Park. Another, on 72A Avenue, was a six bedroom house with a gourmet kitchen. These are big family homes, and a lot of Clayton looks like that.

Housing types in Cloverdale and Clayton

Detached houses are the main product. Our Cloverdale listing on 179 Street was a four bedroom house on a private cul-de-sac, built by Park Ridge Homes and finished to the owners' taste. Several of our Clayton sales were six bedroom homes, which suit large or multi-generational families, or owners who want space they can adapt.

Townhomes are a good middle option. We sold two four bedroom, four bathroom townhomes at Aloha Estates on 194A Street, a three storey complex with double garages. Duplexes, ranchers and condos also appear around Surrey, so tell us which you want and we will search for them.

What to check when buying here

With an older Cloverdale home, ask about upkeep, renovations and permits. Check that any work was done with city sign-off. With a newer Clayton home, ask for the original plans and any warranty paperwork. In both cases, look at the parking, the storage and the outdoor space rather than just counting bedrooms.

Larger homes often include a lower suite or extra rooms. If there is a suite, ask whether it is permitted and ask to see the paperwork. Do not assume that a second kitchen is legal just because it exists. Use the City of Surrey's online mapping tool to look up the lot and any rules attached to it.

For a townhome, read the strata bylaws, fees, minutes, depreciation report and Form B. We go through these with every buyer.

Plans, lots and new construction

Clayton has grown quickly, so look at what is going on around the address. Check for building activity on nearby lots and new roads that could change your day. Know which amenities exist and which are only on a plan.

BC's small-scale multi-unit housing rules (Bill 44) allow more homes on many single-family lots. If you are buying a house in Cloverdale or Clayton and thinking of adding units, confirm what that lot allows with the city first. Also keep in mind that a SkyTrain extension along Fraser Highway toward Langley is under construction. Do not count on it for a particular home until you have seen what is actually built.
