Walnut Grove and Willoughby are two of the most popular places to buy in the Township of Langley, and they suit different buyers. Walnut Grove is the older, settled family neighbourhood in northwest Langley, with mature streets, a big community centre and quick access to the Golden Ears Bridge. Willoughby is the fast-growing area along the 200 Street corridor, full of newer townhomes, condos and family houses, with new schools and rapid transit on the way. This guide compares homes, prices, schools, commuting and growth plans so you can pick the one that fits.
Both neighbourhoods are in the Township of Langley, not the City of Langley, which is a separate municipality. That matters for property taxes, bylaws and planning rules. If you would like help comparing specific streets, a Langley realtor on our team can walk you through recent sales in each area.
Walnut Grove at a glance
Walnut Grove sits in the northwest of the Township, beside the Trans-Canada Highway. The Township adopted the Walnut Grove Community Plan in 1979, and the last neighbourhood plan inside its boundaries, Redwoods, was adopted in 1997. That long history shows on the ground: tree-lined crescents, cul-de-sacs, parks that have had decades to grow in, and a mix of detached houses and older townhouse complexes.
In its 2019 community profile, the Township described Walnut Grove as home to over 25,000 residents and one of its largest residential neighbourhoods. Day-to-day life centres on a few places:
- Walnut Grove Community Centre on Walnut Grove Drive, with an indoor leisure pool, waterslide, fitness centre and gym, with the Dean Drysdale Library at the same address.
- Walnut Grove Community Park, with a skate park, spray park, playing fields and picnic shelters.
- Shopping plazas, grocery stores and a 19-screen Cineplex, all within a short drive or walk for most households.
- Fort Langley, the historic village to the east, is a short drive away for weekend walks and cafés.
Buyers who like Walnut Grove usually want a quieter, settled feel, a yard and a home on a street where most of the building is done.
Willoughby at a glance
Willoughby, often called Willoughby-Willowbrook, runs south from Highway 1 toward Langley City, with 200 Street as its main spine. The Township's 2019 profile called it the Township's largest neighbourhood by population and area, with about 37,000 residents at that time. It has grown quickly since, so expect that number to be well out of date.
Most of Willoughby was planned under the 1998 Willoughby Community Plan, which split the area into neighbourhood plans such as Yorkson, Smith, Latimer and Carvolth. The result is a newer community with a lot of medium-density housing: townhomes, low-rise condos and detached homes on smaller lots, many with suites.
Key places include the Langley Events Centre, the Willoughby Community Centre, the Carvolth Exchange bus loop and park and ride, and the shopping along 200 Street, including Willowbrook. Prices in Langley right now
The Fraser Valley Real Estate Board publishes one set of figures for Langley as a whole, not for individual neighbourhoods. For September 2026, it reported:
- Detached benchmark: $1,471,100, down 0.5% from August and 6.6% from September 2025.
- Townhouse benchmark: $802,600, down 0.4% from August and 4.4% from a year earlier.
- Apartment benchmark: $525,900, down 1.5% from August and 9.2% from a year earlier.
- Sales and listings: 226 sales against 1,438 active listings.
That works out to a sales-to-active ratio of about 16%, a more balanced market than in Surrey, but prices are still lower than a year ago. For buyers, that means room to negotiate and time to compare.
Within Langley, prices vary a lot by home type and age. In Walnut Grove, a large share of the market is detached houses on bigger lots, often priced on land and condition. In Willoughby, newer townhomes and condos make up much of what comes up for sale, which gives first-time buyers and downsizers more entry points. Our Langley real estate page has a wider look at the market.

Schools in each area
Both neighbourhoods are in the Langley School District (SD35). Catchments change, so always confirm the schools for a specific address with the district before you buy.
Walnut Grove is home to Walnut Grove Secondary on Walnut Grove Drive, and the Township lists both elementary and high schools among the community's strengths. Ask us to check the elementary catchment for any home you like.
Willoughby is where most of the district's growth is happening. The district reported that schools on the Willoughby Slope made up 86% of its enrolment growth in 2025. R.E. Mountain Secondary had about 2,550 students in September 2025, and Yorkson Creek Middle about 1,050. Elementary schools in that family include Willoughby, Richard Bulpitt, Lynn Fripps, Donna Gabriel Robins, Josette Dandurand, Langley Meadows and RC Garnett Demonstration School.
To ease the pressure, the district plans to open new Smith middle and secondary schools near 75 Avenue and the 212 Street Connector in September 2027, adding about 900 middle and 1,900 secondary spaces. The district has been consulting on new catchment boundaries for these schools, so if you are buying in Willoughby with school-age children, ask which school your address will feed into after 2027.
Commuting and transit
Both areas sit close to Highway 1, which makes driving toward Surrey, Burnaby and Vancouver, or east into the Fraser Valley, fairly direct. Walnut Grove also connects to the Golden Ears Bridge, which leads to Maple Ridge and Pitt Meadows north of the Fraser River.
The Carvolth Exchange is the main transit hub for both. TransLink's 555 express runs from Carvolth to Lougheed Station on the SkyTrain, using Highway 1. Other local routes also run from the exchange.
Two transit projects matter for buyers:
- SkyTrain to Langley. The Surrey Langley SkyTrain extension, now named the Dave Barrett Extension, will run along Fraser Highway to Langley City Centre Station at 203 Street, with Willowbrook Station at 196 Street. The province expects it in service in late 2029. Willowbrook Station is closest to southern Willoughby.
- 200 Street rapid bus. The Township's new Willoughby plans are built around TransLink's proposed bus rapid transit line along 200 Street, with five stations planned in the plan area.
Growth plans for Willoughby
On June 15, 2026, Township Council adopted three bylaws that finished the Willoughby Community Plan Update. They replaced the 1998 Willoughby Community Plan, created a new Willoughby Transit Corridor Plan and a Gordon Neighbourhood Plan, and folded several older plans, including Carvolth, Latimer, Jericho and Routley, into them. Updated Yorkson, Smith and Williams plans were completed in December 2025.
The new transit corridor plan sets out neighbourhood hubs around the planned 200 Street stations, with more mixed-use and higher-density building near them. Applications made before June 15, 2026 can still proceed under the old plan until June 15, 2028.
What this means for you: if you buy in Willoughby, expect more construction, more people and more services over the next decade. Homes near the planned stations may see taller buildings nearby. Walnut Grove, by contrast, is mostly built out, so change there tends to be slower and smaller in scale.
Which neighbourhood fits you?
Walnut Grove may suit you if you want a detached house with a yard, mature trees and a quieter street, you are comfortable with an older home and maybe some updates, and you want to be close to the Golden Ears Bridge and Fort Langley.
Willoughby may suit you if you want a newer home with less maintenance, a townhome or condo at a lower entry price than a detached house, quick access to Highway 1 and future rapid transit, and you do not mind living in an area that is still growing.
Whichever you lean toward, think about what you will need in five to ten years: school changes, a suite for family or income, or space for a home office. Our guide to the home features buyers want in Langley can help you decide what to prioritize.
